An important part of our course is researching information on diversity and multiculturalism and its social, cultural, and ethical impact upon individual citizens, groups of people, and society at large. In the twenty-first century, Web sites are an important channel of communication between organizations and their external stakeholders. If an organization is serious about its commitment to diversity, one would expect that this would be reflected in the design, content, and graphics of the Web site. What does this say about the organization’s commitment to diversity? 2.Evaluate the usefulness of the diversity information to potential employees, customers, and suppliers. Is the diversity material related to the organization’s business case for diversity, core values, mission, etc. the way that the organization does business? How current is the diversity-related material? 3.Evaluate the appropriateness of the photographs and graphic material that relates to diversity. Some Web sites will feature photographs of diverse employees and customers, yet not link this material to the verbal content. Some reuse the same pictures on different pages, etc. 4.Assume that you are a) a potential employee, b) a potential customer and c) a potential supplier or subcontractor. What perceptions might you have about this organization’s commitment to diversity based solely on the Web site? Looking at this Web site, do you think that it encourages or discourages diverse employees to apply for jobs in this organization? Your client ABC Developments Ltd has recently acquired a large freehold city centre site for redevelopment. The site is currently occupied by an old four-storey Victorian factory and warehouse building which has been derelict for over 10 years. It is in an extremely dangerous condition and, although boarded up, it is known that homeless people frequently manage to gain access to, and sleep in, the premises.
ABC already has well-developed proposals to demolish the existing building, and to erect a new ten-storey office and apartment complex on the site. The design work has all been undertaken in-house. The demolition and construction work has already been sent out to tender and the contract for the work has been awarded to XYZ Construction Ltd. Following completion of the project ABC plans to retain the freehold, and to dispose of the units directly to purchasers. The office units will be subject to short business tenancies, whilst the apartments will be sold to purchasers on 125 year leases, subject to a ground rent.
Because of its location in the city centre the site is extremely close to a large number of other properties – also constructed in the Victorian era – owned by other parties. A tower crane will be used for the construction operations and it will be necessary for its jib to swing over the land occupied by several neighbouring properties. The existing building also shares party walls with adjoining buildings on three of the four site boundaries. Because all of these buildings are subject to multiple leases it is estimated that as many as fifty adjoining owners may be directly affected by the proposed work to the extent that it affects a party wall. A number of the adjoining buildings also have windows which directly overlook the site.
Your contact at ABC is the managing director, Mr Sidney Vicious. He is determined to keep the costs of the development down, and to minimize any potential legal liability to any other parties, either during the course of the construction operations, or thereafter. He has specifically requested that all necessary exclusion clauses and notices be used throughout the process to avoid any liability to the purchasers of the units, to the owners of neighbouring properties, or to anyone else who might potentially be affected by the development. In order to avoid unnecessary cost he has also instructed that notices should not be served under the Party Wall etc Act 1996 as he has heard that this is not always required.
Mr Vicious has asked you to prepare a report on these matters. It should identify any potential legal liabilities by ABC or XYZ to purchasers, adjoining owners or others, arising out of the proposed development or the subsequent sale of the units, including the extent to which these might be avoided by appropriate exclusion clauses or notices. The report should also specifically address the nature of any requirements under the Party wall etc Act 1996, and any consequences of non-compliance with that statute.

“Tobacco smoking has been associated with at least 17 types of human cancer (Table 1) and claims the lives of more than 6 million people every year (1–4). Tobacco smoke is a complex

mixture of chemicals, among which at least 60 are carcinogens (5). Many of these are thought

to cause cancer by inducing DNA damage that, if mis-replicated, leads to an increased burden

of somatic mutations and, hence, an elevated chance of acquiring driver mutations in cancer

genes. Such damage often occurs in the form of covalent bonding of metabolically activated

reactive species of the carcinogen to DNA bases, termed DNA adducts (6). Tissues directly

exposed to tobacco smoke (e.g., lung), as well as some tissues not directly exposed (e.g.,

bladder), show elevated levels of DNA adducts in smokers and, thus, evidence of exposure to

carcinogenic components of tobacco smoke (7, 8). Each biological process causing mutations in

somatic cells leaves a mutational signature (9). ”

“In this study, we examined 5243 cancer genome sequences (4633 exomes and 610 whole

genomes) of cancer classes for which smoking increases risk, with the goal of identifying

mutational signatures and methylation changes associated with tobacco smoking (table S1). Of

the samples we studied, 2490 were reported to be from tobacco smokers and 1063 from never-

smokers (Table 1). Thus, we were able to investigate the mutational consequences of smoking

by comparing somatic mutations and methylation in smokers versus non-smokers for lung,

larynx, pharynx, oral cavity, esophageal, bladder, liver, cervical, kidney, and pancreatic cancers”

“We then extracted mutational signatures, estimated the contributions of each signature to each cancer, and compared the numbers of mutations attributable to each signature in smokers and
